American Real Estate Company to Cora B. Woulfe (1907)
This deed conveyed Plot 19 in Block 15 on the 1906 amended Park Hill map. The deed made the lot subject to the Young Ladies' School covenant from the earlier American Real Estate Company to Anne Brown deed for Highcliff Hall / School for Girls, then added the familiar Park Hill residential controls: one single-family residence until January 1, 1920, a minimum construction cost of $7,000, street and lot-line setbacks, no flat or mansard roof, and prohibitions on nuisance, industrial, stable, liquor, and other offensive uses. It also required any later conveyance of Plot 1 in Block 15 to restrict the kitchen placement in that future dwelling.
